1. Do an official search on Ardhisasa

KSh 500-ish and an hour. It confirms the title, the size and whether anything is registered against the land. Nobody can make you an offer without it, and no figure on this sheet survives a bad search.

2. Get a registered valuer's report before you sign anything

This sheet is a published estimate from county data. A valuer's report is the number a bank, a buyer or a court will accept, and it usually costs a fraction of the difference it finds.

3. Ask for a lease, not only a sale

Selling is once. A 99, 50 or 15-year lease keeps the land in the family and pays every year — and a revenue share pays you a slice of what gets built on it instead of rent.

4. Tell us about the land and we will read it

It costs nothing to tell us about it, and telling us creates no entitlement to any payment, commission or compensation. No fee, commission or incentive of any kind is offered for it, we do not forward what you send to anyone, and any licensed professional you need you appoint yourself.
