Kenya has no open register of land sales, so an estimate can go unchallenged for years. This is the evidence log: every real transaction, asking price and ground rent we can source, with our own estimate for the same acreage in the same county beside it and the gap stated — the ones where we are wrong included, because a model that only publishes its wins is marketing.

The Ministry of Lands is publishing value-zone maps county by county under the National Land Value Index, given statutory force by the National Rating Act, 2024. Where a zone covering a plot is published or in validation, that figure replaces our estimate — the platform defers to it and says so on the page. The Ministry publishes the programme stage rather than per-acre values, so nothing here is a Ministry figure quoted second-hand.

The Ministry reports the index complete across 27 counties with 30 before Parliament. The 34 counties listed here are the ones its own case study names by stage, which is why the two counts differ: the county list is the auditable part, the headline is not. Stages are as the Ministry's own National Land Value Index case study reports them and move as the programme moves. An official search on Ardhisasa is the only way to confirm what applies to a specific plot.
Ministry of Lands, National Land Value IndexOne pattern is already clear from the rows below: subdivided plots of an eighth or a quarter of an acre ask far more per acre than our model says, while whole acres and farm blocks come in close or below it. That is the subdivision premium — the cost of someone else having done the survey, the title, the road and the water. Our model prices land in the bulk acreage a football project buys, so it should read low against a serviced eighth-acre and we have not tuned it to hide that.

Correct our number
If Our Figure Is Wrong, Say So
Every figure on this site is modelled from published county data, so in some counties it will be wrong. If you know what an acre near you actually sold, let, or was asked for, send the price and where it was published and we will correct the county page and date the change. Nothing is paid for it, nothing is owed for it, we make no introductions and this does not put any land on any market.
Send the county, the ward, the acreage, the amount and the source. Please do not send a plot, LR or title number, an owner's name, or anybody's phone number — we publish the price and its source, never the parcel or the people.
If you know a real price — a plot sold, an asking price, a county allocation, a valuer's figure — send it with the source. A figure with a published source or a document reference goes into the public log once it is checked; one without stays in a private file until we can trace it, because an unsourced price is a rumour and this log is the opposite of that. You are credited by name only if you ask to be, and the credit can be withdrawn at any time.
